What Air Conditioning Cleaning Involves
The outdoor condenser coil collects grass clippings, cottonwood seed, leaves and general yard debris throughout the season, and that buildup blocks airflow across the fins where heat is supposed to be released. We rinse the coil from the inside out with a coil cleaner and water, straighten bent fins with a fin comb where needed, and clear the cabinet of any debris that has fallen inside the housing.
Indoors, the evaporator coil can develop a layer of dust, pet hair and, in humid conditions, mold or mildew, none of which are visible without removing the access panel. A dirty evaporator coil restricts airflow and can eventually freeze over, and it also reduces how effectively the system removes humidity from the air. We clean this coil directly rather than relying on filter changes alone to keep it clear.
We also check and clear the condensate drain line, since algae growth inside the drain is one of the most common causes of water leaks and shutoffs on AC systems, particularly in humid climates. A blocked drain can trip a float switch and shut the whole system down even when the coils and compressor are working fine.
